Transforming 9 to 11 The Forum, Stevenage to provide new homes alongside retail space

We are pleased to present proposals for the redevelopment of part of The Forum, Stevenage, to provide new homes and retail space for the town centre.

Our ambition is to fully redevelop buildings 9 to 11 at The Forum to create a 21-storey building with 225 new built-to-rent apartments and new retail space, providing new homes to meet local need and helping to revitalise this part of Stevenage town centre.

Ahead of submitting a planning application to Stevenage Borough Council, we want to hear your feedback. Keep reading to find out more about our proposals, how you can get involved and have your say and our public drop-in exhibition on Monday 23rd September at the Gordon Craig Theatre.

The site

The current building on the site is in poor condition, reaching the end of it’s useful life and is in need of redevelopment. There is an opportunity to create a new, highly sustainable building to continue the planned regeneration of the northern quarter of the town centre, providing new ground floor retail space and 225 energy efficient apartments.

The changing nature of town centres means there is increased demand for new homes in central, well-connected locations, alongside traditional retail space and other uses now found within local centres.

This brownfield site is ideally placed for redevelopment, which will help reactivate The Forum.

Our scheme will provide 225 high quality apartments and new retail space, helping to address a need for new homes in Stevenage that are close to central amenities and transport hubs.
Embedded within the town centre and a short walk from the train station, the new homes will be ideal for those working in Stevenage while being well connected for travel outside of the town centre.
The design prioritises residents’ health and wellbeing, with generous facilities including a gym, roof garden and a welcoming residents’ lounge.

Revitalising Stevenage town centre and
re-providing retail space

Stevenage is currently undergoing a major 20-year regeneration programme to reinvigorate the town centre.
A number of proposals have been granted planning consent in the town centre as part of a wider regeneration plan. This will see new employment opportunities in the Life Sciences sector, new homes and retail spaces.

By repurposing the site, our proposals contribute to this regeneration, revitalising this part of the town centre and bringing more people into the area, in turn increasing footfall for surrounding local businesses and services.

Our proposals also re-provide flexible retail space at ground level, providing further employment opportunities.  
The redevelopment will be highly sustainable, designed to minimise operational carbon with fully electric systems that maximise energy efficiency.
The design will also encourage sustainable travel throughout, with provision for 316 secure bicycle spaces and an integrated bicycle maintenance hub.
Landscaped gardens on the roof terraces will allow for increased urban greenery and biodiversity, alongside providing a place for residents to relax and socialise.
